Kocataş Mansion built by Sarkis Balyan in the 19th century and Sait Halim Pasha Mansion built by Garabet Amira Balyan are two separate mansions side by side. It was completely devastated by a fire in 1997. The restoration works started in 2007 by Alem Real Estate Investment Company were completed in 2013. The mansions purchased by Qatari businessman Omar Hussain Alfardan in 2016 and the 25-decare grove behind them were combined and arranged to host various events with hotel, restaurant and spa areas. The mansions and the grove area were re-functionalized and opened for use.

Lighting is positioned at an important point for the project after sunset, as it hosts different functions and sits on a wide, sloping landscape area. On the sloping pedestrian and buggy vehicle road, both plant lighting and decorative pendant lighting enable the visitor to enjoy the view and reach the upper point. Stairs on historical stone walls are illuminated with balustrade lighting to minimize glare. The landscape, which forms an important part of the project and has been designed with great care, is also revealed with lighting in the evenings. The event areas are illuminated by prioritizing security and function, taking into account the landscape and scenery. Architectural lighting is designed holistically, supported by decorative lighting. In addition, since each space responds to a different function, each building has been illuminated separately by staying within the holistic.
